In recent years, the proliferation of Airbnb listings has intensified the pressure on eight key areas of Athens. These quaint neighborhoods, historically rich and culturally significant, face a dichotomy of thriving tourism and strained local resources. A study by the Municipality of Athens reveals that the highest density of Airbnb accommodations and hotels is found in areas like Plaka, Thissio, and Psyrri, transforming them into bustling tourist hubs and elevating the local economy.

However, the lack of regulatory oversight has led to significant challenges, notably skyrocketing rent prices that have displaced permanent residents. Property owners, drawn by the lucrative potential of short-term rentals, often prefer renting to tourists, leaving long-term residents with limited and costly housing options. This shift threatens to erode the social fabric of affected neighborhoods, raising concerns over social cohesion and community wellbeing.

The tourist influx also exerts considerable pressure on the city’s infrastructure, with increased consumption of water, energy, and waste management. Central Athens, bearing the brunt of this demand, faces daily challenges in maintaining its status as both a vibrant tourist destination and a livable city for its inhabitants.

Despite these pressures, data from visitor reviews on popular online platforms highlight the allure of Athens as a year-round destination for “city breaks.” Tourists appreciate the city’s historical sites such as the Acropolis, even as they note issues like noise pollution and congestion. For locals, however, the noise, traffic, and ever-rising living costs present daily hurdles, dampening the quality of life in their neighborhoods.

Nevertheless, the economic significance of this tourist boom is undeniable.
