The Athenian Riviera, a breathtaking 60-kilometre coastal stretch from Piraeus to Sounio, is fast becoming a global property hotspot, with house prices in the southern suburbs of Athens hitting record levels.
In Vouliagmeni, one of the area’s most sought-after spots, prices have climbed to an eye-watering €7,441 per square metre, fuelled by growing demand and major luxury developments like the transformative Ellinikon project.
Korina Saia, CEO of Premier Realty, explains that the Athenian Riviera has seen a dramatic overhaul in recent years, making it a prime target for international property investment. “The mix of stunning natural beauty, modern infrastructure, and prices that still beat other Mediterranean hotspots makes this area incredibly appealing,” Saia said. The Ellinikon project, a massive redevelopment of Athens’ old airport site, is reshaping the coastline and boosting the region’s allure.
Soaring Demand and Prices The southern suburbs of Athens are leading the charge in Greece’s property market, with values rising steadily. In 2024, prices jumped by about 7.9%, and experts predict a continued, though slower, increase of roughly 3% in 2025. Luxury new-build homes along the Athenian Riviera are currently fetching between €6,800 and €13,000 per square metre—a steal compared to the €30,000 to €60,000 per square metre seen in areas like the French Riviera.
Beyond its seaside location, the area benefits from excellent transport links, including metro and tram lines, and a plentiful supply of top-notch, newly built homes. These perks have cemented its reputation as a top pick for buyers wanting both luxury and practicality.
A Draw for Global Investors The Athenian Riviera’s charm has caught the eye of overseas investors from places like the United Kingdom, Germany, China, the United States, and the Middle East. Its closeness to central Athens and the international airport, combined with Greece’s growing appeal, has made it a standout choice. Many foreign buyers are snapping up properties as holiday homes or permanent residences after retirement.
“Greece is now one of the most attractive markets for foreign property investment,” Saia added. “The Athenian Riviera offers a rare mix of lifestyle and value that’s tough to match.”
Infrastructure Adding Value Big infrastructure projects are giving the area an extra boost. The Aenaon Metropolitan Park in Faliro, a €370 million waterfront scheme covering 570 acres, is in progress and due to finish in 2028. The park will include walkways, sports facilities, marinas, and open-air cinemas, set to make the region even more enticing.
